Important information about SYRE LLC's services, your rights as a consumer, and how we maintain independence in the real estate transaction.

Consumer-First Service Model

You, the consumer, are our client. SYRE LLC provides property intelligence reports directly to home buyers and sellers. Our reports help you make informed real estate decisions with the same caliber of analysis that institutions use.

Key consumer protections:

  • You are the contracting party — You order and receive our reports directly. No one orders on your behalf.
  • You control payment — You pay directly by credit card or elect to pay at closing.
  • Optional service — SYRE is never required. No agent or lender may condition their services on your purchase of a SYRE report.
  • Independent analysis — Our recommendations are based on data, not agent preferences.

RESPA Compliance

The Real Estate Settlement Procedures Act (RESPA) protects consumers from kickbacks and referral fees that can inflate closing costs. SYRE LLC is designed to fully comply with RESPA Section 8.

How SYRE maintains RESPA compliance:

  • No referral fees or kickbacks — SYRE does not pay agents, brokers, title companies, or lenders any referral fee, commission, or kickback for recommending our services.
  • Direct purchase discounts are not referral compensation — Licensed agents may purchase reports directly at a professional discount. This is a direct purchase benefit for the agent as a customer, not compensation for referrals.
  • Consumer-initiated — Consumers must actively opt in to receive a SYRE report. Agents may introduce the service, but cannot order on a consumer's behalf without their authorization.
  • Fee transparency — Your SYRE fee is a direct payment to an independent third party for analytical services, not a settlement service tied to your transaction.
  • Not a settlement service — SYRE reports are optional, elective services. They are not required for closing and are not affiliated with any lender, title company, or broker.

Agent Relationships

SYRE works with real estate agents in two distinct ways:

1. Agents introducing consumers to SYRE:

  • Agents may recommend SYRE to their clients as a value-add service.
  • The consumer orders and pays directly—SYRE does not pay the agent any referral fee, commission, or kickback for these introductions.
  • If you wish, your referring agent may be acknowledged on your report as a courtesy. This is optional and does not affect our analysis.

2. Agents purchasing reports directly:

  • Licensed agents may purchase SYRE reports at a professional discount.
  • When agents order, they are the contracting party and agree to our Terms of Service.
  • Agent orders require credit card payment at the time of order.
  • Enterprise pricing is available for brokerages and teams.

In all cases:

  • No conditional representation — An agent cannot require you to purchase a SYRE report as a condition of working with you.
  • Independent analysis — Our recommendations are based on data and our analytical methodology, not on agent preferences or interests.
  • No referral compensation — Agent discounts are direct purchase benefits. SYRE does not pay agents for referring consumers to our services.

Agent Direct Purchase Program

Licensed real estate agents may purchase SYRE reports directly at a professional discount. This program allows agents to provide institutional-grade analysis to their clients while paying a professional rate.

Program details:

  • Eligibility — Must hold a valid real estate license in good standing. Brokerage and license verification required.
  • Pricing — Professional discount off published consumer prices. Enterprise pricing available for brokerages and teams.
  • Payment — Credit card payment required at time of order. "Pay at closing" is not available for agent orders.
  • Agent is the customer — When an agent orders, they are the contracting party with SYRE and agree to our Terms of Service.

RESPA Note: Agent direct purchases are distinct from referral compensation. The agent is paying for a service at a professional rate—there is no referral fee or kickback. SYRE reports are optional, elective services that are not settlement services required for closing.

Payment & Closing Disclosure

Payment options:

  • Pay now (recommended) — Pay by credit card when you order. Simple, direct, and immediate.
  • Pay at closing — Elect to pay at closing. Your fee obligation begins when your report is delivered—not when/if your transaction closes.

If you pay at closing:

  • Your SYRE fee should appear on the Closing Disclosure as a third-party service you elected to purchase.
  • Suggested line item: "Property Analytics Report – SYRE – $[amount]"
  • The fee should NOT be grouped with agent compensation, broker fees, or title company charges.
  • If your transaction does not close, you remain obligated to pay SYRE directly within 30 days of report delivery.

Nature of Services

SYRE LLC provides independent analytical insights and market intelligence for residential real estate transactions. Our services help buyers and sellers understand property values, market conditions, and potential risks.

SYRE LLC is not a registered investment adviser, broker-dealer, or financial planner. Our analysis is provided for informational and educational purposes only.

What We Do Not Provide

SYRE LLC expressly does not provide:

  • Investment advice — We do not make buy, sell, or hold recommendations. All purchase decisions remain your sole responsibility.
  • Legal advice — Our analysis does not constitute legal counsel. Consult qualified legal professionals for legal matters.
  • Tax advice — We do not provide tax planning or tax advice. Consult qualified tax professionals.
  • Financial planning — Our analysis is transaction-specific and does not consider your overall financial situation, goals, or risk tolerance.
  • Guarantees of returns — Past performance and projections are not guarantees of future results. Real estate values can decline.

AI-Assisted Analysis

SYRE's analysis process combines artificial intelligence with human expertise. Our AI tools assist our analysts by processing data, identifying patterns, and generating initial assessments — but every report is reviewed and validated by experienced real estate and finance professionals.

AI assists human analysts, not the reverse. Our human analysts make final determinations on all risk assessments, pricing recommendations, and material conclusions.

Limitations of AI analysis:

  • AI models are trained on historical data and may not account for unprecedented market conditions
  • Automated analysis cannot replace on-site property inspection or local market expertise
  • AI-generated insights should be considered as one input among many in your decision-making process

Not a Licensed Appraisal

SYRE analysis is NOT a licensed appraisal. Our reports are analytical tools designed to help you understand property values and are not intended to serve as, or substitute for, a licensed property appraisal.

SYRE reports should NOT be used for:

  • Mortgage lending or refinancing decisions
  • Property tax appeals or assessments
  • Estate planning or probate proceedings
  • Any purpose requiring a licensed appraisal under federal or state law
  • Compliance with Uniform Standards of Professional Appraisal Practice (USPAP)

If you require a formal property appraisal, please engage a licensed appraiser in your jurisdiction.

Not Real Estate Brokerage Services

SYRE LLC is not a licensed real estate broker, agent, or salesperson. We provide independent analytical reports and educational information only. We do not provide real estate brokerage services.

Our reports do NOT constitute:

  • An offer to buy, sell, lease, or negotiate real estate transactions on your behalf
  • A formal appraisal prepared by a licensed appraiser
  • A broker price opinion (BPO) prepared in a licensed capacity
  • A comparative market analysis (CMA) prepared by a licensed agent or broker
  • Real estate advice requiring licensure under state law

Any pricing analysis, market data, or strategic guidance provided in our reports is for informational and educational purposes only. We recommend consulting with a licensed real estate professional for transaction-specific advice and representation.

Your Responsibility

By using SYRE LLC's services, you acknowledge and agree that:

  • You are solely responsible for your real estate decisions.
  • Our analysis is one input among many that should inform your decisions.
  • You will conduct your own due diligence and consider multiple sources.
  • You will consult with qualified professionals (agents, attorneys, inspectors, lenders) as appropriate.
  • You understand that real estate values can fluctuate and past performance does not guarantee future results.

Confidentiality

Your property information and personal data are treated as confidential. We do not share your information with third parties, except as required by law or as necessary to provide our services.
