Acceptance of Terms

By accessing or using SYRE LLC services, you agree to be bound by these Terms of Service. If you do not agree to these terms, you may not access or use our services.

Service Description

SYRE LLC provides property intelligence reports to consumers—buyers and sellers of residential real estate—who seek independent analysis to inform their real estate decisions. Our reports include market analysis, comparable sales data, pricing guidance, and decision-support frameworks.

SYRE is an independent third-party service provider. We are not affiliated with, employed by, or acting on behalf of any real estate brokerage, agent, title company, or lender.

Consumer as Contracting Party

You, the consumer, are the contracting party for SYRE services. When you order a SYRE report, you are entering into a direct service agreement with SYRE LLC. Key terms:

  • Your order, your contract: You initiate and authorize the report order directly with SYRE.
  • Your payment obligation: Your fee obligation begins when your report is delivered, regardless of whether your real estate transaction closes.
  • Optional service: SYRE reports are not required for any real estate transaction. No agent, broker, or lender may condition their services on your purchase of a SYRE report.

Independence from Real Estate Agents

SYRE's analysis is independent of any agent, brokerage, or other party:

  • No referral fees or kickbacks: SYRE does not pay agents any referral fee, commission, or payment for recommending our services to consumers.
  • Independent analysis: SYRE's recommendations are based solely on market data and our analytical methodology, not on agent preferences or interests.
  • Optional acknowledgment: Your agent may be acknowledged on your report as a courtesy, but this does not influence our analysis.

Agent Direct Purchase Terms

Licensed real estate agents may order SYRE reports directly under the following terms:

  • Eligibility: Must hold a valid real estate license in good standing.
  • Professional discount: Eligible agents receive a professional discount off published consumer prices.
  • Payment: Credit card payment required at time of order. "Pay at closing" is not available for agent orders.
  • Agent is the customer: When ordering directly, the agent is the contracting party with SYRE.
  • License verification: SYRE may verify license status before processing agent-priced orders.
  • Enterprise pricing: Brokerages and teams may inquire about customized enterprise packages.

Not referral compensation: The agent discount is a direct purchase benefit for agents as customers. SYRE does not pay agents for referring consumers to our services—those are separate transactions where the consumer orders and pays directly.

Payment Terms

SYRE offers two payment options:

  • Pay now (default): Payment by credit card at the time of order.
  • Pay at closing (optional): If you elect to defer payment to closing, you acknowledge that your fee obligation exists upon report delivery, regardless of whether your transaction closes. If your transaction does not close, payment is due within 30 days of report delivery.

Refund policy: Once a report has been delivered, fees are non-refundable. If we are unable to deliver a report for any reason, you will receive a full refund.

Closing Disclosure Treatment

If you elect to pay at closing and your transaction proceeds:

  • Your SYRE fee should appear on the Closing Disclosure as a third-party service fee paid by you (the buyer or seller).
  • Suggested line item description: "Property Analytics Report – SYRE – $[amount]"
  • The SYRE fee is NOT agent compensation, broker fees, or title company charges.

Eligibility

SYRE LLC services are available to individuals who are actively considering buying or selling residential real estate. By using our services, you represent that you are at least 18 years old and have the legal capacity to enter into binding agreements.

Disclaimer of Advice

This report is for informational purposes only. SYRE LLC is not licensed to provide appraisal, real estate brokerage, investment, legal, tax, accounting, or lending services. This report does not substitute for advice from licensed professionals.

  • Not a licensed appraisal: SYRE LLC is not a licensed appraiser. This analysis does not constitute a licensed appraisal under state or federal law, including USPAP standards and FIRREA regulations. Do not use for mortgage lending, refinancing, tax appeals, estate proceedings, divorce settlements, or any purpose requiring a licensed appraisal.
  • Not legal advice: SYRE LLC is not a law firm and does not provide legal advice. This report does not create an attorney-client relationship. Contract review, title analysis, and legal interpretations require a licensed attorney.
  • Not tax or accounting advice: SYRE LLC is not a CPA or licensed tax advisor. Tax projections, depreciation estimates, and financial calculations are illustrative only. Consult a licensed CPA or tax professional for tax advice.
  • Not investment advice: SYRE LLC is not a registered investment adviser, broker-dealer, or financial planner under SEC or state regulations. We do not make buy, sell, or hold recommendations. All investment decisions are your sole responsibility.
  • Not mortgage or lending advice: SYRE LLC is not a mortgage lender, broker, or loan originator. Financing scenarios are illustrative only. This report is not a loan estimate, pre-qualification, or commitment.
  • Not real estate brokerage services: SYRE LLC is not a licensed real estate broker, agent, or salesperson. This report does not constitute a broker price opinion (BPO), comparative market analysis (CMA), or any service requiring real estate licensure.
  • No property inspection: SYRE has not physically inspected the subject property. All condition assessments are based on listing data, public records, and property age. A licensed home inspector should evaluate actual property condition.

Limitations of analysis: Analysis is based on publicly available information and data provided by users. We do not independently verify all information. Risk scores, projections, and valuations are model-based and may not reflect actual conditions or future outcomes. Market conditions can change unpredictably.

You are solely responsible for your real estate decisions. Our analysis is one input that may inform your decisions, but does not replace your own judgment or advice from licensed professionals.

Confidentiality

Your property information and personal data are treated as confidential. We do not share your information with third parties except as necessary to provide our services or as required by law. See our Privacy Policy for details.

Limitation of Liability

To the maximum extent permitted by law, SYRE LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues, whether incurred directly or indirectly, or any loss of data, use, goodwill, or other intangible losses arising from your use of our services or reliance on our reports.

Governing Law & Dispute Resolution

These Terms shall be governed by the laws of the State of Delaware, without regard to its conflict of laws provisions.

Arbitration Agreement: Any disputes arising from these Terms or your use of SYRE services shall be resolved through binding arbitration in accordance with the rules of the American Arbitration Association, rather than in court.

Opt-Out Right: You may opt out of this arbitration agreement by sending written notice to legal@syre.cc within 30 days of your first use of SYRE services. Your opt-out notice must include your name, address, and a clear statement that you wish to opt out of arbitration. If you opt out, disputes will be resolved in the state or federal courts located in Delaware.

Class Action Waiver: You agree that any arbitration or court proceeding shall be conducted on an individual basis and not as a class action, collective action, or representative action.
